London, the south coast, the Cotswolds and northern cities each offer a different lifestyle.

Compare location and tenure together

A London apartment, a coastal home and a rural house in the Cotswolds can involve very different access, maintenance and ownership arrangements. Decide how close you need to be to transport, schools and healthcare, then investigate the exact street and building. Establish whether a property is freehold, leasehold or held under another arrangement appropriate to its jurisdiction. For a leasehold purchase, have your solicitor explain the lease terms, service charges, planned works and any restrictions on occupation or letting rather than treating the advertised price as the full commitment.

Use the correct process for the UK jurisdiction

The United Kingdom does not have a single identical conveyancing system or property-tax regime. Ask advisers experienced in England, Wales, Scotland or Northern Ireland, as applicable, to explain when commitments become binding and which searches, taxes and documents are required. Commission an appropriate survey and investigate planned alterations, drainage, access and any relevant environmental exposure. A mortgage valuation is not a substitute for a survey commissioned for your own purposes. For an older or listed building, check the implications of repairs and alterations before budgeting for a renovation.

Plan for non-resident ownership

Obtain advice on the taxes and additional charges applicable to your residence status, existing property ownership and the location of the purchase. Build a budget for insurance, utilities, local charges and maintenance even if the home will be empty for part of the year. If you expect to let it, investigate the relevant licensing, safety and tax requirements as well as any lease or mortgage restrictions. Arrange reliable management if you will be overseas. Owning a UK property is not the same as having permission to reside or work in the country.
