Cyprus
Explore Cyprus for Mediterranean living, with coastal communities, historic towns and year-round appeal.
Find your place in Cyprus
Paphos, Limassol, Larnaca and the island's inland villages offer varied lifestyles and property settings.
Buy with confidence
Check title deeds, planning permissions and the terms of any communal arrangements with an independent local lawyer.
Compare coastal convenience with village living
Use Paphos, Limassol and Larnaca as starting points rather than treating Cyprus as one uniform property market. Decide whether you need a walkable waterfront, access to business districts or a quieter inland setting. Check the route to the airport, shops and healthcare from the actual address, not just the nearest town. An inland village may offer a different rhythm from a resort development, but transport, year-round services and the practicalities of maintaining an older house need equal attention. Visit beyond the peak holiday period before choosing a location.
Understand the title and permitted use
Before a deposit becomes non-refundable, ask an independent local lawyer to establish the seller's rights, the status of title documentation and any charges or restrictions affecting the property. Have extensions, terraces and swimming pools checked against the relevant permissions rather than assuming existing works are authorised. Property issues can differ substantially between areas of the island; make sure your adviser is experienced in the precise jurisdiction and title situation involved. Obtain an independent translation where needed and keep a written record of every payment and contractual promise.
Budget for the way you will use the home
Ask for realistic electricity, cooling, water, insurance and communal-maintenance costs. On a shared development, review service-charge accounts, planned repairs and the arrangements for maintaining lifts, gardens and pools. A home used for occasional holidays may need keyholding and regular inspections even when it is empty. If you intend to let the property, establish the permissions and tax obligations before including rental income in your budget. Separately verify the entry, residence and healthcare arrangements that apply to you: purchasing a home should not be taken as proof of a right to live there.
