Find your place in Monaco

Monte Carlo, La Condamine, Fontvieille and Larvotto offer different settings, from harbour views to waterfront living.

Before you buy

Buy with confidence

Property availability is limited and costs can be high. Seek independent local legal and financial advice on ownership, transaction costs and residency rules before committing.

Compare neighbourhoods at street and building level

Monte Carlo, La Condamine, Fontvieille and Larvotto offer different relationships to the harbour, waterfront and everyday amenities. In a compact destination, height, orientation and the route between buildings can matter as much as the map distance. Walk the actual journey to shops and transport, including gradients, stairs and public lifts. Visit at different times to assess traffic, deliveries and nearby activity. A sea view from one floor should not be assumed to apply throughout a building, and a balcony's privacy and exposure deserve an in-person assessment.

Examine what an apartment purchase includes

Ask for clear documentation of the internal accommodation, terraces, storage and parking included in the transaction. Establish the condition of the building and the arrangements for shared services, security and maintenance. Review recurring charges and planned works with independent advisers rather than comparing apartments only by asking price or headline floor area. If a renovation is contemplated, investigate building consent, access for contractors and any restrictions on the proposed changes. Verify the exact title and any property-specific occupation or letting conditions before entering a binding agreement.

Keep property ownership and residency planning distinct

A purchase should be assessed separately from any application to reside in Monaco. Have qualified advisers explain the current requirements that apply to your nationality, finances and proposed living arrangements, without treating ownership as a guarantee of residency or tax status. Budget for acquisition costs, building charges, insurance and ongoing maintenance, and confirm funding before committing. If the property will be used only periodically, decide who will manage it in your absence. Cross-border tax and inheritance advice should reflect your wider affairs as well as the apartment itself.
