Bodrum, the wider Mugla coast and Istanbul offer a range of coastal and urban settings.

Before you buy

Buy with confidence

Confirm title, permits, earthquake-related checks and the rules applicable to overseas buyers with independent local professionals.

Look beyond the headline destination

The Bodrum peninsula, the wider Muğla coast and Istanbul involve different journeys and daily routines. Decide whether you need year-round services, a city base or a home near a particular bay. Walk the route to shops, the waterfront and transport, and assess gradients and parking at the property itself. Ask what changes outside the main visitor season, including local services and management cover. A home near an airport may simplify short visits, but the actual transfer, neighbourhood setting and services deserve more attention than the straight-line distance.

Check title and the building's documented status

Have an independent local lawyer establish the ownership interest, seller's authority and any restrictions affecting your nationality, the land or the property. Verify title documentation, permits and the status of the completed building before a binding commitment. Commission suitable technical advice on construction condition and earthquake-related matters rather than treating a marketing description as a structural assessment. For a resort or new development, distinguish completed facilities from proposed amenities and investigate contractual obligations. Obtain independent translations where needed and ensure you understand the consequences of deposits and stage payments.

Understand management and ongoing expenditure

Request the running-cost information for the specific home, including communal charges, insurance, utilities, garden care and pool maintenance where relevant. In a managed development, identify who operates the facilities, how charges are set and what happens if owners disagree about major expenditure. Confirm letting permissions and tax obligations before relying on rental illustrations. Keep residence or citizenship questions separate from the property description and obtain current specialist advice on any proposed application. Finally, plan secure transfers and allow time for document checks rather than letting an exchange-rate quote dictate the purchase timetable.
