Find your place in Switzerland
The Alps, Lake Geneva, Zurich and Ticino offer strikingly different settings and seasonal rhythms.
Buy with confidence
Property purchase rules can vary by canton and by buyer residency status. Check eligibility and financing with qualified local advisers early.
Confirm your right to purchase before shortlisting
Swiss property eligibility depends on factors including nationality, residence status, intended use and the location of the home. Some foreign buyers require authorisation, and rules for holiday accommodation are not identical to those for a main residence. The Swiss government's guidance recommends contacting the competent cantonal authority where authorisation may be needed. Make this an early step rather than assuming a listing marketed internationally is available to every buyer. Buying a home does not itself grant a residence permit, so ownership and immigration plans need separate assessment.
Choose a location for the seasons you will use it
An alpine apartment, a lakeside home and a city property present different practical choices. Consider the journey from the airport or station, access to shops and healthcare, and how the neighbourhood functions outside its busiest season. For a mountain address, investigate winter access, parking, building maintenance and the availability of local management. For a lakeside or city apartment, compare orientation, transport noise and shared spaces. Visit the actual building and assess the route to daily services rather than treating the canton or resort name as sufficient evidence of suitability.
Review costs, finance and permitted occupation
Have independent advisers explain the purchase documents, any authorisation conditions and the uses permitted after completion. Establish whether letting or changes to occupation would affect compliance with those conditions. Review shared-building accounts, maintenance reserves and planned works before committing to an apartment. Obtain a full picture of acquisition expenses, financing, insurance and recurring charges, and consider currency exposure if your income is not in Swiss francs. For a periodically occupied home, agree arrangements for inspections, heating and repairs so winter management is not left until a problem occurs.
