Find your place in Spain

The Costa del Sol, Balearic Islands, Costa Blanca and major cities suit different lifestyles and budgets.

Before you buy

Buy with confidence

Arrange independent legal checks on title, planning status, community fees and applicable purchase taxes.

Compare the Costa del Sol, islands and city markets

Decide whether you need a year-round base, a family holiday home or an apartment within walking distance of everyday services. The Costa del Sol, Costa Blanca, Balearic Islands and Spain's larger cities offer different combinations of access and property types. Check the actual journey to the airport and the services available near the address outside peak season. On an island, factor in travel connections and maintenance arrangements when you are absent. A resort setting and an established residential neighbourhood can suit very different patterns of ownership.

Investigate title, permissions and shared obligations

Appoint an independent lawyer to check the registered ownership, any debts or charges and the legal status of the accommodation. Have extensions, pools and changes of use investigated rather than assuming an existing structure is authorised. For an apartment or development, review community accounts, rules and planned expenditure, including any restrictions that affect your intended use. Arrange an appropriate technical inspection and share significant findings with your lawyer. If you expect to renovate, establish whether the necessary permissions are realistic before agreeing a purchase price that depends on the project.

Budget for ownership beyond the purchase

Purchase taxes and expenses need a property-specific calculation, taking account of location, transaction type and your circumstances. Add community fees, insurance, utilities and maintenance to compare homes on a like-for-like basis. If you intend to rent, verify the current regional, municipal and building requirements before relying on any income projection. Separate a seller's historic letting figures from what you could lawfully achieve. Confirm residence and tax arrangements independently, and allow time to arrange documents, finance and secure currency transfers before contractual payment deadlines.
