Before you buy

Buy with confidence

Review ownership documents, planning approvals, local taxes and any condominium obligations before buying.

Choose between coastal, city and inland settings

The Algarve, Lisbon, Porto and the Silver Coast offer different starting points for a Portuguese property search. Compare the journey to your preferred airport, the availability of everyday services and how the neighbourhood changes outside the holiday season. A central apartment may reduce dependence on a car, while a detached home can introduce garden, pool and access-road responsibilities. In an inland setting, examine water supply, communications and the route to healthcare. Visit the specific street and property at more than one time rather than relying on the reputation of the wider region.

Check the registered property against what you see

Instruct an independent lawyer to review ownership, registration, relevant permissions and any charges affecting the sale. Ask whether the property's documented use and recorded accommodation match its present layout, including extensions, terraces and pools. If you are considering renovation, investigate permission and the practical cost of the work before agreeing a budget. For an apartment, review condominium charges, accounts and planned repairs. Where a home forms part of a resort or managed development, establish the contractual obligations and any restrictions on personal or rental use.

Separate lifestyle plans from financial assumptions

Allow for transaction expenses, insurance, utilities and ongoing maintenance as well as the purchase price. If rental use is important, obtain current advice on permissions and local requirements before relying on projected income. A rental illustration should account for management, cleaning, vacancies and repairs, not simply multiply peak-season rates. Confirm your entry and residence position separately from property ownership. Obtain current tax and succession advice for your circumstances, and do not base a purchase on an assumed visa entitlement or tax treatment that has not been independently checked.
