Find your place in Norway

Oslo, Bergen, Stavanger and the northern coast offer very different climates, lifestyles and property settings.

Before you buy

Buy with confidence

Check local title, planning rules and any property-specific restrictions with an independent adviser. Understand purchase costs, financing and residency requirements before committing.

Plan around climate, light and travel

Oslo, Bergen, Stavanger and the Lofoten Islands should not be approached as interchangeable locations. Decide whether your priority is a city base, a coastal community or a remote retreat, then test the journeys you would make in everyday life. For a northern or rural address, investigate access during the months you plan to use it, including public transport and connections from the nearest airport. Consider seasonal daylight, weather and proximity to shops and healthcare. An attractive summer visit alone cannot establish whether a home suits year-round living.

Understand the property type and technical condition

Have local professionals explain the title, any shared ownership arrangements and the legal classification of the property. A cabin or holiday home should not be assumed suitable or permitted for permanent residential use. Review the condition report and investigate heating, insulation, moisture, roofing and drainage. For a waterside or hillside site, ask about relevant local environmental exposure and access responsibilities. Establish who clears snow and maintains private roads, and check the availability of utilities and reliable communications before treating a remote location as a practical working base.

Build a realistic ownership and maintenance plan

Obtain figures for energy, insurance, municipal charges and routine maintenance, with particular attention to the periods when the property will be empty. Confirm that someone can inspect the building and respond to a heating or water problem in your absence. Ask your lawyer about any permission, residence obligation or other property-specific restriction rather than assuming the same rules apply everywhere. Confirm finance and currency-transfer arrangements before a binding offer. Residence rights, employment permissions and tax status need their own assessment alongside the purchase, not after completion.
