Discover Montenegro's Adriatic coast, where historic towns meet dramatic mountain and bay scenery.
Find your place in Montenegro
The Bay of Kotor, Tivat, Budva and the wider coast offer a range of waterfront and hillside settings.
Buy with confidence
Have an independent local lawyer verify title, planning permissions and any restrictions on the property before making a commitment.
Explore the bay and open coast separately
The Bay of Kotor, Tivat and Budva are useful starting points for different coastal searches. Compare a historic settlement with a newer managed development rather than assuming they offer equivalent access or ownership responsibilities. Walk the route to shops, parking and the waterfront, and check journey times in the season when you expect to visit. A hillside home may have a different outlook from a waterfront apartment, but the gradient, access road and practicality of carrying luggage or groceries matter just as much as the view.
Investigate boundaries, access and permissions
Ask an independent local lawyer to establish the registered owner, the title and any encumbrances, and to check the rights applicable to your nationality and the property type. Boundaries, access and the legal status of additions deserve particular attention before a deposit is paid. For older buildings, investigate renovation restrictions and the condition of shared structures. For new developments, have completion obligations, specifications and infrastructure arrangements reviewed. A marketing description should not substitute for written evidence that the accommodation and facilities can lawfully be used as intended.
Prepare for year-round coastal ownership
Ask about drainage, ventilation, sea exposure and maintenance requirements during quieter months, not just summer presentation. Compare management charges with the services actually included and establish responsibility for shared roads, lifts and communal areas. If rental income is part of your plan, check permissions, local requirements and management costs before relying on projections. Build an ownership budget with room for repairs and currency movements where relevant. Finally, confirm residence, healthcare and tax arrangements independently; owning a coastal property and being entitled to live or work there are different matters.
